It appears that you have not included ALL costs
What occupancy is expected? What lost rent? What cleaning and repairs at the end of tenancy? What charges are there for advertising and renting fees.? What are your personal costs of operation?
What are the total costs involved
Compare like with like If you put money in the bank your gross return is your nett return.
