The great pity is, Muddy, is that it's the bad tenants that have given the majority of good tenants a bad name. Having managed some large rent rolls in my time and seen some deplorable wanton destruction by tenants, often made worse by nonpayment of rent for extended periods, the biggest issue is that they cannot be held criminally liable - at least for the wanton destruction of valuable property. Jail time and or the garnishee of wages/dole would solve that problem, mostly. Notwithstanding, that there are some bad landlords too, but they are easily and quickly weeded out by agents (if managed) simply because they're more trouble than they're worth.
