To phreak and any interested, the tide seems to be turning in European property, in the latest reports. The UK is leading the turn. Check out britishland.com for the annual report of a very big player in UK property. NAV up over 16% in the last 3 months and 33% in 12 months. Valuations are improving. Buyers are back, including British Land, they are restarting the development pipeline. Germany, and W Europe are turning and even Spain has had a halt in the decline of retail sales. What is providing fuel? The low Euro is boosting the export trade. Who is one of the worlds bigest exporters? Germany...Im going to put a big post on the AEZ thread in the next few days, with some interesting top quality data sources shown all the way from Berlin to Bucharest. More importantly, finance is starting to unfreeze for A Grade borrowers to buy A grade property. Existing gearing in this area is moving from being a liability to an asset. A grade retail in the major cities is the first cab moving off the rank.
