Thank Hitman! Was using an excel formula there which must have been pulling in the wrong info. Re-jigged my WACC to reflect probable economic headwinds (Market Return now 6%, 4DX Return now 6.5%). Might be low, but making conservative estimates (especially in the speculative tech/medtech/healthcare region.
Still poses NTM 17% upside
