I'm with Sector here Shelcomm.
a. Maybe HK has already leased that land - thus it would be pooled and WI/NRI adjusted accordingly
b. Maybe the land has not be leased - like that piddly parcel in the northeast. The land owner might be a jerk and not want to lease. I believe TX does not have "compulsory unitization" statutes - but the Operator can petition TX RCC for compulsory pooling with a fair and reasonable offer to voluntarily pool. Its a rat hole if it becomes Non-consenting Working Interest owner....
The whole objective is to not have more wells than really necessary.
Now we have the "full picture" I'm happier with it (a lot more so than when I couldn't figure out why our NRI suddenly dived).
