"I don't know about other states, but in NSW, if a tenant is 2 weeks behind in rent you can send them an eviction letter giving them 2 weeks to leave, this would limit the loss to a 4 week period.
Electro before you start dispensing 'legal advice' may I suggest you get some of your own.
You may find tenants can string eviction out for much longer periods using various tactics eg appealing.
All the while they can live in your property rent free while trashing it as a bit of payback.
