The tennent is the most important one in my opinion. I haven't seen my landlord for three years. I fix everything myself. He knew I was an owner for over a decade myself which probably helps. Same for renters, a good landlord is worth gold. I put up shelves, painted some rooms, have pets and re designed the garden. All good, almost like my own house. Lucky me pays roughly 15% below market in rent. Works both ways once you find each other.
