    I myself have rented in the past, and I for one can say how much I hated my landlord when he upped the rent every 6 months to the day! then I have friends paying a tad below market and they look after the place - treating it like a home rather than a hostel! I agree that this is such an important point! A good relationship between landlord and tenant is paramount; it means you get the rent every week, property looked after and on the other hand, they are happy with cheaper rent and may even not bother you as much, combined with keeping the property in better condition! IMO, if you are loosing say 10-20% rent but the property is kept immaculate and rent is always on time - is it really loosing? - great point! Thanks again Nata!
