Completely agree. Everyone expecting 5x in a month after some of the 2020 highlights like DEG, ESR, etc.
Fresh money/bored home workers into the market seems to be creating the trend imo.
What wont change is high quality ground. Anything close to decent grade at reasonable depth and AEV is off to the racers. Location, location, location!
