    Its the land that goes up in value, not often the house.

    So perhaps you should vent your noise towards the councils and goverment who restrict land rezoning and landlock crown land areas until they are ready to release it.

    government and councils have the control.

    And yes they manipulate the market enough to create house price prices to grow allowing to collect higher rates.

    Lack of development/land release creates a never ending supply issue which inevitably then creates prices to rise as the demand increases.

    Its best not to fight the government but play by the rules they create and use them to your advantage.
