still does not explain why higher interest rates are hurting us even though our gearing is a mere 31%, yet its apparently not hurting TCL whos gearing is 110%, so its all got to do with land value right? nothing to do with actual DEBT really?
Worst case scenario, inflation gets to say 50% and the RBA raise % rates to 20%-25%, RFF is screwed than right? cutting the divvy or selling assets or doing a C/R will not help in that situation would it?
