I think you'll find most REITS are around the 1.0% of assets mark or slightly lower. RFF won't be selling any of these assets for the foreseeable future if ever. You only ever know the true value if anything when you actually sell it. RFF's business model is built around improving assets productivity by spending capes & thus it's value & income generated.
This whole discussion is pointless, the mngt fee is well publicised as are the returns. If you don't like the return RFF provides don't hold it as an investment.
