Its simple. The lack of independence in the lease means the REIT should not be valued as highly as it is. Collapse the lease structure to accept that a related party is and all you have is a corporate farmer. Corporate farmer trades at lower valuation than a REIT with independent tenants. Rarely does the market get it wrong. This may just be one of the rare ones. I think the market has it wrong.
