    hotdog, we have pipeline easement in place. heard though the existing pipline is only for gas, but the easment has all permits and clearances is a big winner. gets the bloody product to market in a cost effective manner. thanks for clearing that up RC.

    lets hope its more than "serendipity" from now on RC!
