Hi guys
having trouble valuing a house up for auction next week.
the block of land is awesome and worth just say 330k.
the house on the other hand.. Half the house has been renovated and it appears they have given up halfway through. Half is immaculate condition. 2 new bathrooms and kitchen, the Reno maybe worth 40k.
But the other half is unlivable. Pool empty and cracked, stairs rotting away etc.
it would be about 100k in restoration to complete the job.
How do I value it.. On half a house? Or even less because of the work required to get it all up to rentable condition..
Looking forward to reading some opinions or similar experiences. cheers
