you made an error in your valuation. You need to take the Rural Bank earnings AFTER TAX....in which case your valuation would be 30% lower.......but your sentiment is in the right direction.......just remember however that Rural Bank is the only thing going well for ELD at the moment and accounts for 100% of their earnings!
