Keen has become a bull and Joye a bear. I never thought that would happen.
Myself, I've become a bit bullish after being bearish for a long time. If I ask myself if it was worth the wait my answer would be from 2009, yes it was worth it, the houses I'm looking at are down around 10% nominally since 2010. From 2006, it would have been better to buy.
