I would not be that concerned about the sound as there are many ways it could be reduced fairly cost effectively. Not a major in my books in a project of this size. From someone that built their own home theatre to reference 120db levels and you could work in the adjoining office when it was going full blast. Just put in double brick wall with a gap between and sand fill the bricks. Lots of other ways as well a good audio engineer would be able to advise on to cancel out some of the sound.
