problem is as valuations fall ANZ risk exposure is increasing to the stage where it is like a subordinated second lender on many of the property it holds paper on.
THe risk is only verified when the property is foreclosed and the mortgage of the bank is higher than the properties sale value.
SO there is a lag period between actual valuation and present book value that ANZ can not quantify as a shortfall
