It is worth considering the sale by Dexus last week of 44 Market St for a 17.2% discount.
Some commentators have suggested the stickiness of NTAs has been due to lack of sales to evidence a yield-based fall in values.
This sale seems to be around the level of some expectations for falls. It will be interesting to see if this now colours 30 June 2023 valuations.
