The main point highlighted by Alan Kohler’s interview with Scentre’s CEO Peter Allen a few months ago was that the location of retail property such as Westfield is the factor that will stand the test of time.
Allen argued that there will always be a need for brand recognition in well located shopping malls and last week, Morgan Stanley indicated this puts Scentre Group ahead of other retail pure-plays.
Analysts’ explanation for picking Scentre Group over rival and owner of Chadstone Shopping Centre, Vicinity Centres (ASX: VCX), was the fact its portfolio is “fresher” and is “generally in higher quality locations”.

There are significant differences in the two businesses if you look at what VCX existing assets and development plan for Chatswood Chase (now shelved), even though they are both retail REITs. VCX is also derives a large percentage of income from VIC.
