    SCG shareholders neither own the land, or the shopping centers. Shareholders own right for future profits (if any).

    REITS are a great invention, sell the same thing two times. Put real estate in a trust fund and sell it's shares. In the same time, give the real estate as collateral to the creditors for loans to buy or build more real estate.
    Works great when economy is doing great and prices go up.

    IMO, there is not a single undervalued stock out there. If something is worth the risk, it would be already bought.
