You are confused! One post you are saying the agent is an extortionist, the next minute that he is cheap!
The last agent we used sought me out, having seen the property was on the mkt. He found out my home address and phone number through the land registry, rang me up and asked if he could act for me. He then found the buyer, helped them with selling their properties (for no commission at their end) to ensure mine went through for an excellent price. Worth every cent of his commission and some more.
If you've had bad experiences through using crap agents - your problem.
