they leave the city to go to places where they can free up cash, not to pay more, to pay less for property!
when all of the water front property has been taken up, there is infinite expansion from the coast outward
one only has to look at the 5 odd acre rural lots within 10 minutes of town
granted you wouldnt want to do that north of Perth - but the WA coastline is massive
I have considered myself living in a nice regional area on the east coast and the first thing I do is compare 10 minutes inland with the coast - for the sole reason that the nicest places the coastal property is very expensive
