today TOL downgraded earning. It was like huge bomb to me.
my calculation ( if wrong pls let me know):

EBIT FY2011=$436M FY2012 Est=410m -6%:
commsec or etrade EST was +16% up---> -22% surprised
Reuters said to some analysts -------> -12% surprised
what about one-off items -$158m plus depreciation and amortisation of around $285
million

FY2011 EBIT-NPAT=436M-294M=142M
EST. FY2012 NPAT=EBIT-ONE OFF INTEMS=410M-158M-285M=-33M
EST. FY2012 NPAT pcp redused 111%?
gee. Am I right?
