I have just purchased a property - the contract of sale favours the seller. the vendor can get out at a price.
Check the clauses in the contract of sale for that event.
my guess is that the seller must pay all the purchaser's legal costs, building & pest inspection costs etc plus forfeit the interest on the deposit made by purchaser.
It is best to contact the purchaser's conveyancer/solicitor to negotiate this matter.
