Jousting I undestand that clause as the following.
If the tenant has 5 months of the lease and you put it up for sale with them in it. If it sells after 1 month then that clause applies and they have to vacate after the notice period?. If they have 5 months left on lease and you say I want you out so I can fix up to sell then you are breaking the lease and up for their cost to move etc.
