The same fear applies to the other great bear myth. The boomers will get old sell up and flood the market. So when they sell up they will go somewhere. The ones that have put all their eggs in one basket with Mc Mansion will suffer a shock. The price on their big house will barely pay for the smaller one. Boomers fear getting old they will not go to lifestyle villages next move apartments or townhouses, then cemetry. The ones with rental properties will not sell in a rush as getting income. Gen x and y will be ok eventually instead of waiting for house prices to drop they will be waiting for their parents to drop dead. Not much of an investment plan is it. What if they outlive you.
