    well people would be unlikely to pay up for an SPP above the market price.

    If centro has 10,000 shareholders prepared to pay up 5k each for an SPP, that would be $500m. A useful amount. Assuming a credible debt/equity ratio of 70% debt to 30% equity for a property company, with $500m they could justify an additional $1bn of debt. Roughly.

    Assumuming they could boost the share price to above 80c, they could also try a 1-for-1 rights issue at 80c. This would also raise around $650m dollars.
