    Absolute crap, UT you would make a great BS Real Estate Agent like the rest of them.

    Risk with Property include

    1) Risk with the financial system/ and Expensive cost of finance
    2) Risk with have Macroeconomic environment, Economic downturns..
    3) Risk with Income (Tenants)
    4) Risk with Barriers to Enter and Exit the transaction.. High cost with legals, stamp duty, etc. And even risks with settlement etc.. Huge Time delays
    5) Risk with the Political Environment ( Big Question is when the government will get rid of future negative gearing)
    6) Risk in dealing with Corrupt Real Estate Agents..

    Next few weeks of Auction Clearance rates are certainly going to be interesting..
