Other thing I forgot to add, shorting acts as a check on management. Management can pump a stock and say how well it’s going and if you can only go long then there’s only one direction.
Or, existing shareholders would have to call bs and sell out - which often doesn’t happen with over exuberance in stock market. This is not required in a real estate transaction which all generally have very unique characteristics with often different considerations made when valuing an asset eg if you’re buying a house, what area is it in, is it on a busy street, what schools are nearby, how close is it to transport infrastructure
i just don’t think it’s a fair comparison between real estate and public share ownership where we can all have a piece of a company whereas in a house you generally either own it or you don’t with one single owner.
At the macro level you can short real estate, just short a REIT
