I have held DDR for a long time and followed the company even longer. I started buying in the $2s. Even though I think DDR looks very expensive right now on most metrics I ask myself why sell and pay the tax man 25% of my profits? Then I have to find a new home for the money which is likely to be a worse business than DDR. I can just hold this and be paid a nice quarterly div and over time it will hopefully keep going up. It might be a bumpy ride but that's OK if it falls enough I'll just hoover up some more.

DDR also has some big plans that can help it grow into the valuation e.g. acquisitions like the one they just made. DD has been talking about making a large acquisition (similar size to DDR) for some time, he clearly has his eye on something (or multiple things) and if they look anything like the Exceed acquisition just made the last thing I want to do right now is sell, donate 25% of profits to the tax man and reinvest into a lower quality business.
