    Factoring in a modest 5% annual growth rate ... hahahaha ... tell that to investors and home owners still underwater because prices remain 10% off their peaks from 2009/10. Pffftt.

    You blokes are starting to sound like problem gamblers .... always happy to talk about how much they are winning ... but you will never hear them talk about how much they have lost.

    Not all renters are predicting or waiting for a crash, have you considered that some just think its more convenient to rent if they move about for work, or rent because they can't justify taking on a big mortgage to make the banks rich, or even some who just like to be liquid, or realise its far cheaper to rent a big house than buy it outright?

    Horses for courses mate, everyone is different, and some have seen what happens when you follow the crowd thinking they will miss out on a free lunch.
