You've made some good points of which I'll add that previous RBA boss Philip Lowe was also partly to blame due to his incompetence stating that there'd be no increase in interest rates whatsoever until at least 2024 or beyond - thus luring/enticing potential home buyer's into a false sense of security when interest rates were at record lows.
