This has been my experiance in Melb also-the clearance rates are also dodgy, half the ones that don't sell aren't even reported. Check for yourself, go to some auction and see how many are listed as passed in in the auction results!
Best way to gauge sentiment is on the ground, and sentiment is terrible!
