I don't believe that residential property is a worthwhile investment unless there is significant capital gain. The typical return without capital gain is < 3%.
UT has claimed that thinking outside the square and running a rooming house is the way to get better returns but was unable to provide a set of figures that could withstand scrutiny.
Mick has claimed he is making "plenty of money" without any numbers to back it up.
I would like to debate the point but if you can't explain your figures there's really no point in trying to contribute to a discussion on rates of return is there?
I can only conclude that my assertion is correct.

Correct that's why converting potential losses or gains on sale of an asset is called "realising" profit/gain. Until a profit is "realised" you haven't "made" anything.
It would help if you understood basic investment concepts if you want to participate in a debate about investment.
