There's your problem. We are talking about ROI, RETURN ON INVESTMENT. You are talking about rental yield on the purchase price which is meaningless and of no use to anyone as my 250% yield example demonstrates.
You stated your return was 9%. Now you are talking about rental yield on the purchase price. If you are basing your ROI on purchase price your 9% return figure is bogus.
