Until NG is abolished - and absent another generational property boom - you will never achieve the ROE in IP that can be achieved in stocks. Never.
Because you are subsidising the 'true' cost of rent (whether you are P or N geared, makes no diff) relative to the value of your investment. And you are doing this solely on the 'iron clad promise' that property values will always increase at boom time rates.
