    I have held the stock for a long time, and added to the holding every year up to 2010.
    I was planning to do it last year after the last rate cut, but did not.
    Mr Market gave me a dsecond chance over $12

    Rates will rise, SP will go down.
    I wiill buy back this time next yeatr
