    This is a strong result but the half year update should be very good.

    The USA market is obviously just started to go gangbusters now at 88% occupancy.

    The lower A$ and growing occupancy rate will see profits increase significantly.

    The company learnt from the past year profit forecast can only hurt sentiment so have gone conservative this time but dividends are likely to be more like 20-25c this FY as they have announced a minimum of 16c today so they can upgrade at the AGM.
