    As I said before, new builds have dropped substantially.
    Due to the escalating costs of materials and the risks of builders going bust.
    So that really takes that off the table as an option.

    Another thing which is very pertinent and you hear little about.
    Property investors on the whole, will become self funded retirees.
    They will not receive the age pension or any of the other benefits, such as cheap prescriptions etc.
    Have you any idea how much money that will save the government over all those years?

    It would be an astounding amount.
    Possibly a great deal more than the investor has gained in tax relief.

    Do you see the government using those savings to build more housing?
    No, because they have little interest in providing housing.
    They just pay lip service to appease the status quo.
