    Re lack of rental supplies and costs to rent;
    Not sure if your aware or how many are aware, but some pretty big shit in this regard is yet to hit the fan, in only a few years away.
    NRAS which is effectively a Gov supported 20% rent reduction for tenants living in investment properties, comes to an end in 2026 and the Gov, currently insists, it will not extend it.
    So, landlords will be forced to up the rents by 20% as the Gov will not be making up this shortfall.
    This NRAS has been going for many years, so one would expect there are numerous properties involved around Australia.

    Underhandedly and yet in the open and I think documented (read it on a Gov site), the Gov is hoping that this will force a mass sales of rental properties, due to vacancies as tenants cannot afford the increases and force property prices to nose dive.
    Which then makes it more likely, for the lower end, to be able to enter the market.
    Quite deceptive, even if only partially true.
