2. Again I think you've missed the point a little. I wasn't having a crack at 1970s housing I'm stating that current standards and rules don't allow for new housing supply to be built the same way. Those rules to meet energy efficiency targets/water usage minimisation massively increase the cost of building new housing. Which means new affordable housing is basically a myth at least not without massive subsidies.

Yep, understand re new housing. I think this will also get worse.
Makes a lot more sense if funds are limited, to buy an older property, to me anyway.
