Certainly one solution, but there has to be better cures. Dumping NG seems an obvious improvement. “Negative gearing does mean you are losing money. “The only way it makes sense is if the asset you hold is increasing at a rate that's preferably multiple times the rate you are gearing.” It does allow you to go into what would otherwise be a negative cash flow investment.
A land tax in lieu of stamp duty seems plausible - watch those old houses on big blocks sell off. Currently, the Victorian Gov't want lots of stamp duty income to pay their ''Big Build'' At a time of rapidly rising interest rates - good luck to them.
