Refugee, the yanks have a housing index on which you can short using futures. I wish we had a similar setup here as I would be short the value of my house thus hedging against the value of my house falling.
That's an example of shorting to hedge used sensibly imo.
Using the index the other way you could go long on real estate using a much smaller parcel of money thus giving those not able to afford their own place a chance to invest in real estate.
A well thought out housing index with futures would be a good inclusion to our market imo.
