Which is unconditional approval. That is not obtained when paying a deposit. In my instance it would have been around March 2017 vs signing purchase contract august 2015. As a result it does not represent a recent purchase by a first home owner for a new dwelling at the top of the market which is exactly my initial point.
For purchases of existing houses it is reflective of purchase date ie price paid in cycle but not for new dwellings. Fhb represent quite a large percentage of new dwellings as its where the greatest government subsidies have been available eg fhbg and stamp duty concessions.
