    ahhhh but you are thinking ahead which is not appropriate in such an economic climate. cnp effectively wrote down nta by more than a dollar in the last year & property values in the us have on avg reckoned to fall another 20% or thereabouts where would that leave you when it comes to the crunch mate. besides if you see the div as for what it is then you are hoping for the egg to hatch before it is even laid.

    in the us the problem is liquidity...there is no point putting a value on something at all if there is no liquidity & when it comes to liquidity the fed is shafted effectively....does decreasing interest rates free up liquidity? does printing more money bills improve liquidity? in this period of inflationary pressures it makes more sense hanging on the material assets than cash...companies would only sell assets in this climate if they are pushed to the wall.....abs, cnp, aed ,afg, & yes even vpg...either that or management is chockers fos
