those that pay close attention to particular regions, regularly sometimes dont need reported numbers to know whats going on... Locky K ..just signage volume, friends stories, this blog & the debt stress/foreclosure issues as deleveraging & some panic to the exits & Forced sales instances increase rapidly...
Ychrome, the stats sometimes are manipulated, the lag factor was such an influence, if I want an accurate cuurent & realistic reading on a surburb I had no alternative to collecting my own stats & seeing whats happening on the ground in these partic areas....
before any consideration of a buy..I would conduct full & total research & due diligence...the above measures are time consuming, but comesurate with the risk should a premature decision be made....all imho of course...
