Two things come to mind
He obviously wanted an opportunity to sell you something so as to get another commission
Second, so as to gauge how desperate, urgent the sale was to see how far he could force down your price to get it sold
As to dropping for 5/6 years, he wants you to accept the first offer he puts to you because prices are going to continue to drop so don't mess about
It's called "conditioning" softening up procedure
