    If there is a JV, it will be further off than close.
    And why raise money via SPP when they can sell land?

    To me, they don't know what they are doing... and will
    be along time before we see anything above .04 again..
    Once they realize this, and act appropriately, they may
    actually live up to their own forecasts...

    I hold, but I'm a realist...
